Background
Mexico faces a dual challenge when it comes to housing development—the need for affordable housing and the integration of sustainable practices to mitigate environmental impacts. Sustainable housing refers to the design, construction and efficient operation of houses that incorporate energy and water saving technologies to reduce their environmental footprint and improve the resilience of housing structures to extreme weather events. Conventional housing developers, particularly those serving low- and middle-income families, have struggled to address these challenges effectively due to financial constraints and outdated construction methods.
Established in 2001, Vinte is a leader in sustainable homebuilding in Mexico. Under its inclusive business model, the company develops integrated communities that offer a better quality of life for its residents through homes with efficient technologies for reducing water and energy consumption, as well as other services such as controlled access, equipped parks, recreational areas, urban connectivity and proximity to schools, health care facilities and police stations. In 2012, Vinte became the first housing developer worldwide to obtain the Excellence in Design for Greater Efficiencies (EDGE) certification.
Scope
The project consists of providing financing for the development of sustainable housing for low, middle and middle-high income residents within the 300-km (186-mile) area south of the U.S.-Mexico border. Vinte expects to use the funds to build approximately 720 efficient single-family homes.
Benefits
All the housing developments funded under the project will achieve environmental benefits equivalent to those established under EDGE standards, which is focused on making new residential buildings more resource-efficient, minimizing operating costs and improving comfort for the occupants. In particular, the houses will be built using efficient materials and technology aimed at reducing water and energy consumption by at least 20% compared to standard building practices. The project also supports the sustainability goals of Mexico, including its Nationally Determined Contributions (NDC) target for the construction sector.
